What we do
Electrical services across Central Scotland
From EICRs and landlord safety inspections to fault finding, PAT testing and planned maintenance — for domestic, commercial and industrial clients.
EICR Testing
Electrical Installation Condition Reports for homeowners, landlords and businesses — a clear, BS 7671 assessment of whether your installation is safe.
- Best for
- Homeowners, landlords and businesses that need a formal safety inspection.
- Good choice when
- You need to verify that fixed wiring is safe, compliant, or suitable for letting, sale, insurance or periodic maintenance.
Landlord Certificates
Stay compliant with Scottish landlord regulations. EICRs and electrical safety certificates for rented properties, with fast turnaround and clear reporting.
- Best for
- Scottish landlords, letting agents and property managers.
- Good choice when
- You need valid electrical safety paperwork for a rented property or portfolio.
Fault Finding
Tripping breakers, dead sockets, intermittent faults? Methodical diagnosis from a maintenance engineer who finds the root cause — not just the symptom.
- Best for
- Anyone dealing with power loss, tripping circuits or recurring electrical faults.
- Good choice when
- Something is not working properly and the cause is not obvious.
PAT Testing
Portable appliance testing for landlords, offices, workshops and tradespeople — keeping your appliances safe, labelled and compliant.
- Best for
- Landlords, offices, workshops, trades and managed premises with portable appliances.
- Good choice when
- You need a clear record that supplied or workplace appliances have been checked and labelled.
Electrical Maintenance
Planned and reactive electrical maintenance for homes and businesses — fault finding, lighting, sockets and safe, tidy repairs.
- Best for
- Homeowners, landlords and businesses that need reliable ongoing electrical support.
- Good choice when
- You need repairs, small works or preventative maintenance rather than a one-off inspection report.
Commercial
EICRs, emergency lighting testing, planned maintenance and fault finding for offices, shops, units and small commercial premises.
- Best for
- Offices, shops, units and commercial premises that need compliance and reliability.
- Good choice when
- Your business needs testing, maintenance or repairs without unnecessary disruption.
Industrial
Maintenance support, electrical inspection, shutdown/outage cover, fault finding and QA/QC inspection from a QC Inspector with a marine engineering background.
- Best for
- Industrial sites and contractors that need documented maintenance, inspection or QA/QC support.
- Good choice when
- You need skilled electrical support for plant, shutdowns, inspection or quality assurance.

Frequently asked questions
What areas do you cover?
LAD Electrical Services is based in Livingston and covers West Lothian, Edinburgh, Falkirk, Stirling, Glasgow and the wider Central Scotland area. If you’re unsure whether I can reach you, just ask.
Are you qualified and insured?
Yes. I’m a qualified electrical maintenance engineer with a Level 3 SVQ in Engineering Maintenance (Electrical), inspection & testing and PAT qualifications, and I work to the BS 7671 wiring regulations. The business is insured.
What’s an EICR and do I need one?
An Electrical Installation Condition Report (EICR) is a formal assessment of the safety of your electrical installation. Landlords in Scotland are required to have one at least every five years, and they’re strongly recommended for homeowners and businesses too.
Do you do emergency callouts?
I offer emergency callouts for genuine electrical faults such as loss of power, tripping that won’t reset, or burning smells. Call or WhatsApp and I’ll let you know how quickly I can get to you.
How do I get a price?
Use the quote form, call, or message on WhatsApp with a short description of the work (and a photo if it helps). I’ll come back to you quickly with honest advice and a clear price.
